NOAA is predicting a warmer than normal winter for our area. It’s also forecast to be slightly dryer than normal. However, that doesn’t mean you should put off taking care of your roofing system now, before winter sets in. Neglect can mean a roof leak or more significant damage no matter how mild a winter.
Perform a Visual Inspection
Although the leaves aren’t quite off the tree, it’s not too early to evaluate your roofing system which includes your gutters. Have a plan for getting them cleaned out, whether it be your effort or a gutter cleaning service. Also look at your shingles, specifically that:
- Your shingles are aligned
- No shingles are missing
- The edges are flat rather than curing upward
- There are no cracks or broken shingles
Also make sure the flashing is present and properly sealed. You should also check your soffits and make sure there are no cracks and that it’s not blocked by trees or shrubs.
Take Care of Necessary Roof Repair
If you notice any signs of a potential roof leak, call your roofing company. It’s better to have your roof looked at and repaired than wait until there is water in your home. A roof repair can be costly, but a neglected roof leak often requires not only roof repair, but sometimes more. A roof leak can lead to replacing a portion of the roof deck, any insulation that got wet and sometimes drywall work.
Consider a Roofing Inspection
Although things look great on your roof, there may be hidden issue you can’t see. If you haven’t had a roofing inspection in over a year, and your roof is more than five years old, you should call your roofing company for an inspection. Regular roofing inspections help identify maintenance issues so they can be taken care of before a roof leak develops.
While your roofer is doing their inspection, ask about your insulation. Proper attic insulation can make a difference in your heating bill and home’s comfort. You can also ask them about the expected remaining life of your roof which may help you plan for a roof replacement.
