Now that spring is near, you may be wondering about home maintenance. Most people know that changing the batteries in the smoke detector a few times a year is a good idea and that you need to change your air filters in your HVAC regularly. What else should you have on your home maintenance checklist? Depending on the age of your home, there are many things you may need to do. However, here are five things you should do at least once every year.

1.      Clean Your Gutters

Ideally you should do a visual check about every quarter and clean them at least once a year. If your home is surrounded by trees, you may need to clean them twice a year. Your gutters protect your home from your roofing to your foundation. If you’re tired of cleaning, check with your roofing company and see if they offer gutter covers that can eliminate the need for you to clean your gutters again.

2.      Get a Roofing Inspection

Since you’re calling your roofing company to ask about gutter covers, ask them to perform a roofing inspection. When you have your roof inspected regularly, small issues like loose shingles and failing flashing can be corrected before it leads to significant damage in the home.

3.      Visually Inspect your Windows & Doors

Your windows and doors can be responsible for up to 30% of energy loss from your home. Your weather stripping around your doors needs to be replaced once it becomes torn or worn out. The caulk around your windows shouldn’t have any tears or cracks. If yours does, replace it so you can cut down on drafts. Of course, if the windows are single pane and older, you should consider replacement windows.

4.      Have Your HVAC Inspected

This one really should be on your calendar twice a year. Once before you turn on your AC and once before you switch it over to heat. Just like your roof, when you maintain this costly but necessary item in your home, it can last longer. Another benefit is that it will operate more efficiently when you get regular tune ups from your HVAC company.

5.      Clean & Maintain Your Home’s Exterior

You should pressure wash your driveway and siding at least once a year. First, you may find cracks or other issues in your driveway and siding that, when addressed early, cost less to fix. Second, most people want to take pride in their home’s appearance. Vinyl and aluminum siding are known to grown mildew, and that never looks nice. If you have wood siding, it may be time to repaint it. Or, you may decide that this year is the year that you need new siding.
